The headline this month is time: homes in Edmond and across the Oklahoma City metro are taking longer to sell. But supply has stayed roughly level with last August, pending sales have increased, and average sale prices remain higher in both areas. Here is the fuller picture.
Days on Market: Recent Monthly Trend
In Edmond and Deer Creek, average days on market rose from 33 in June to 39 in July and 42 in August. Oklahoma City metro held at 42 in June and July, then rose to 47 in August. Yukon and Mustang moved from 34 in June to 41 in July and 40 in August.
Compared with August 2025, homes took four more days to sell in Edmond/Deer Creek and the OKC metro, and eight more days in Yukon/Mustang. These averages describe sold homes across broad areas; a particular neighborhood or price range may move faster or slower.
Edmond / Deer Creek
Active listings increased 15% year over year, but pending sales also increased 15%. Months of inventory held near 3.4 months. The average sale price rose 6% to $474,902, even as average days on market reached 42.
Closed sales were down 8% from last August. For a seller, the recent increase in marketing time makes accurate pricing and strong presentation especially important.

Average days on market increased to 47, while closed sales were down 9%. More time on market and continued price growth can coexist when buyers are still active but taking longer to choose.

Yukon / Mustang
This area had the largest increase in active listings: 20% year over year. Pending sales rose 19%, and months of inventory was essentially steady at 4.1 months.
Average days on market rose from 32 last August to 40 this August. The average sale price, $298,247, was essentially unchanged from a year ago; closed sales were down 9%.

The Market in Perspective
Homes are generally taking longer to sell. At the same time, months of inventory is steady compared with last August: 3.4 in Edmond/Deer Creek and 4.1 in both the OKC metro and Yukon/Mustang.
Average sale prices are still rising in Edmond and OKC: up 6% and 4%, respectively, year over year. Yukon/Mustang's average is nearly flat. A change in average sale price also reflects which homes sold and should not be read as the appreciation rate of an individual property.
