The Oklahoma City real estate market continues to shift toward a more balanced environment. Buyers have more homes to choose from and, in many cases, more negotiating power. Sellers can still achieve strong prices, but pricing, condition and presentation are becoming increasingly important.
One of the clearest signs of the changing market is the number of sellers adjusting their asking prices. Approximately 31.8% of homes currently listed in Edmond have had a price reduction, while 34.1% of homes across the Oklahoma City metro have had a price reduction.

Inventory continues to increase in Edmond and Deer Creek. Active listings are up 13% compared with July 2025, while months of inventory has increased to 3.6 months.
Homes are also taking longer to sell. Average days on market has increased over the last three months from 30 days to 33 days and now 39 days.

What This Means for Buyers
Buyers are entering a market with more options than they had a year ago. More inventory generally means less pressure to make an immediate decision and more opportunity to compare homes before making an offer.
With nearly one-third of Edmond listings experiencing a price reduction, buyers may also find more opportunities to negotiate. Depending on the property, that could mean negotiating the purchase price, asking for repairs, requesting closing-cost assistance or structuring other favorable terms.
That doesn't mean every seller is highly motivated. Well-priced homes in desirable locations can still attract strong interest, so buyers should evaluate each property individually.

The Bottom Line
This is becoming a more balanced real estate market, but it is not necessarily a declining-price market. Average sale prices remain higher than they were a year ago in both Edmond and the Oklahoma City metro.

For sellers: buyers have more alternatives, which makes accurate pricing and strong presentation increasingly important.
