As we close out December 2025, the Oklahoma City–area housing market is showing a clear shift toward balance. Inventory is up across the metro, homes are taking slightly longer to sell, and buyers have more breathing room than they did a year ago — but prices remain steady overall.
Edmond & Deer Creek
Edmond and Deer Creek saw an increase in available homes, with active listings up year over year and months of inventory rising to 4.5 months. Homes are spending a bit more time on the market, and average prices are slightly lower than last December. Even so, sellers are still achieving over 98% of list price, showing that well-priced homes continue to sell successfully.
Oklahoma City Metro
Across the OKC metro, new listings and closed sales both increased compared to last year. While homes are taking longer to sell and inventory is higher, average sale prices are up approximately 5% year over year. With about 5 months of inventory, the metro is moving toward a more balanced market rather than a slowdown.
Yukon & Mustang
Yukon and Mustang remain among the most stable markets in the metro. Inventory has grown modestly, but demand remains strong. Prices are up year over year, days on market are unchanged, and homes are selling for roughly 99% of list price — a strong indicator of continued buyer interest.
