Here is your update for the OKC Real Estate Market!

- Average price in Edmond is down compared to last year
       * we have not seen this happen for a very long time

- Days on Market is lower in Edmond, but higher in OKC and Yukon

- Inventory is relatively neutral at a 2.7 month supply

This year I am shifting the market data chart to Year Over Year. This means each month we will compare numbers to the same month from the previous year to see trends. 

We will still include the Year-to-date Data starting next month - so please stay tuned!

- Days on market up considerably from 34 days last month to 47 days currently

- Prices are still increasing, just slower than they were 2 yrs ago

- Inventory has returned to a "neutral" 2.9 month supply

- Days on market is still low
- Prices are still increasing, just slower than they were 2 yrs ago
- Inventory remains flat at 3.6 mos supply
- Interest rates have gone down

- Days on market is at just 28 days on average, but...

- We are seeing a bigger disparity between the days on market for sold homes versus active listings - and very different days on market for various price ranges. See the chart below.

- Inventory is up to a 3.2 month supply. In OKC - this is a neutral amount of inventory. Typically under 3 month supply is a seller's market and over 3 month supply favors buyers.

- List-to-sale price ratio still at 98% to 99% across OKC market segments

- Inventory is relatively low at just 2.5 month supply, but we are starting to see more supply in higher price ranges (above $600K)
